Newer houses, and the usual newer-house problem
Foothills Reserve and Calabrea are the late arrivals, built from the late nineties into the 2000s on what was left of the developable land against the preserve boundary.
Newer construction generally means better ductwork, and it does here. What it does not mean is no problems, because the failure in newer homes tends to sit somewhere else entirely: in the first three feet.
These plans put the washer and dryer in a closet that is barely deeper than the appliances, with bifold doors. Getting those doors shut means pushing the machine hard against the back wall, which folds the corrugated foil transition hose nearly flat. The duct inside the wall can be immaculate and it makes no difference, because the restriction is behind the appliance where nobody looks.
When somebody calls us from a fifteen-year-old house convinced their vent must be filthy, this is usually what we find instead.
Backing the preserve is the real variable
South Mountain Park is the largest municipal park in the United States and these neighborhoods sit directly against it. That is the reason people pay to live here and it has two consequences for a dryer vent.
Wildlife. Thousands of acres of undeveloped desert immediately adjacent means considerably more birds looking for nesting sites than you would get in the middle of a built-out subdivision. An unguarded roof cap on the preserve boundary is prime territory from roughly February onward.
Dust. Open desert produces fine airborne material continuously, and the homes on the boundary get the most of it. It works into the lint trap housing and the duct, where it binds with lint into something denser than lint on its own.
Neither is a reason to live somewhere else. Both are reasons the interval out here runs shorter than the village average.

- Roof terminations on the two-story plans, still early in their accumulation
- Nests and nest debris in caps facing the preserve

Here is the part that costs us money and we do it anyway. If the duct did not need cleaning we will tell you. In housing this age that happens reasonably often. Sorting the hose out and charging you for that beats taking $99 for work that changed nothing.

How the job runs here
- Work out what you have. We trace the route, look at the exterior cap or the roof hood, and check the flexible section behind the appliance. On the hillside lots especially, the run is often not where people assume it is.
- Outside first, machine running. The dryer stays powered up the entire time we are at the termination, so its own exhaust pushes whatever we loosen out and clear of the duct instead of letting it settle back into the run. It throws lint around outside. Clearing that up is part of the job.
- Then inside. Power off, hose uncoupled, appliance drawn away from the wall. The brush goes into the vent from this end, the freed material comes down toward us, and the vacuum takes it out of the cavity.
- Two ends when the run earns it. A long route with several bends gets worked from both directions, since a brush entering from one side never properly reaches the far half. A short straight run does not, and we will say so instead of inventing work.
- Back together, and you look at it. Appliance reconnected and run, and the material we pulled out left in front of you.
How often it needs doing
Ten months is the interval for an ordinary household. Treat that as a maintenance schedule rather than a nudge.

How long will you be at the house?

A long roof run with several bends takes longer, because it gets worked from the cap and from the appliance rather than one side only. A nest or a genuine obstruction adds time, and you hear about that before we start rather than after.
Do I have to move the dryer first?
No. We unplug it, uncouple the hose and draw it out ourselves, then put it back where it was and run it before leaving. Nobody should be hauling an appliance across a laundry floor on our behalf.
